Although a visual inspection can determine if a stucco home was constructed with flashings, weep screed, and other components necessary for the correct performance of stucco cladding – to determine if there is moisture damage an invasive inspection must be performed by a qualified stucco inspector. A quality stucco inspection report will include pictures of the home elevations with the corresponding moisture level readings in multiple areas along with core samples to determine the integrity of the substrate.
When high moisture and/or soft substrate is found by probing and core samples, the entire elevation must be delaminated and brought up to current current building standards. This includes an overlapping and uninterrupted drainage plane.
